In today’s environmentally conscious world, tenants are placing increasing emphasis on the energy efficiency of the buildings they consider for office space.

With rising energy costs and growing awareness of sustainability, businesses are prioritising spaces that align with their environmental and financial goals. Energy-efficient buildings  support corporate social responsibility initiatives, helping companies meet stricter environmental regulations and attract eco-minded clients and employees.

Energy efficient buildings have been shown to command higher sale and lease prices and benefit from lower operational expenditure through reduced energy bills, improving profitability.

COMPLIANCE (MEES)

Minimum Energy Efficiency Standards (MEES) are regulations which require a minimum energy efficiency standard to be met before properties in England and Wales can be let or sold.

Under the existing MEES requirements, landlords are prohibited from granting a new lease unless the property has an EPC rating of E or higher (except where certain exemptions apply). 

If the landlord fails to comply they will run the risk of financial penalties and publication on a public register of non-compliance. Less than 3 months non-compliance will see penalties of up to 10% of rateable value capped at £50,000. More than 3 months of non-compliance will see penalties of up to 20% of rateable value capped at £150,000.

Proposals have been made for more stringent rules on energy efficiency:

1st April 2027

All non-domestic rented properties will be required to have an EPC rating of C or above to be let, subject to confirmation of new regulations.

1st April 2030

All non-domestic rented properties will need an EPC rating of B or above to remain compliant, subject to legislative confirmation.

2 - EPC MODELLING
Carbon Profile assesses your building's EPC potential via an EPC+.
The EPC+ specifies the works required to reach the new target.
3 - COST ESTIMATION
Constructive Space estimates the cost of works to reach the target EPC.
Cost of works is agreed with you and the target EPC is guaranteed.
4 - DELIVERY PHASE
Costs are agreed and Constructive Space begin works to improve the energy efficiency of your building.
5 - IMPROVED EPC ACHIEVED
Constructive Space completes the works and Carbon Profile make an assessment of the new EPC.
New target (eg. EPC C) is delivered within budget.

THE LANDLORD FIT OUT PROCESS

Using well practised techniques, we establish your exact requirements for the refurbishment of your asset. Whether Shell & Core, CAT A, CAT A+ or CAT B.

A full survey of the areas in question is incorporated in this initial phase.

An interim discussion establishes the basic space allocation is correct and fully comprehensive.

We propose indications of cost and aesthetics, whilst contacting Statutory Authorities to ensure that proposals, if pursued, will meet with official approval.

Our final proposals include plan and elevation drawings coupled with 3D visualisations of the completed environment.

A fully detailed specification itemises each type of work and the costs involved. Our project programme shows all site activities in chart form.

Agreement reached, we deliver materials to site and carefully monitor and supervise all site activities to ensure that the “unit” is working efficiently and to the agreed specification.

We hold regular site meetings with you to provide you with complete awareness of the current situation. We organise inspection by the local authority to to ensure that the final product meets with their approval.

Completion dictates that all work is inspected – and that the highest possible standards have been achieved.

Instructions on maintaining your new workspace are passed on – together with a guarantee of all work and materials.

We procured and installed new furniture for the open-plan desk areas, ensuring a professional and cohesive look and relocated power to suit. To enhance the layout, we installed sleek, glazed partitions that created a new boardroom and a private office.

For cost-efficiency, we made strategic use of existing furniture on-site and tailored the design to allow the incoming tenant to integrate their own boardroom table and soft seating seamlessly.
