What are minor works?

Minor works are the practical improvements that keep your workplace looking sharp, functioning properly and supporting your people – without the potential cost or downtime of a full fit out.

That might be reconfiguring a few spaces, refreshing tired finishes, improving lighting or acoustics, upgrading a kitchenette, fixing wear and tear, or making accessibility and wellbeing improvements.

We worked with Constructive Space at the end of 2022 on an office refurbishment project. Constructive Space were the principal contractor at our central London office (approx. 5,000 sft).

We decided to go with Constructive Space against strong competition because (a) their design team seemed most in tune with what we were trying to achieve and (b) they gave us an undertaking to meet the incredibly tight timeline for the project.

WHAT ARE MINOR WORKS?

Minor works are smaller, targeted improvements to your office that don’t require a full refurbishment. Typical examples include decorating and repairs, small reconfigurations, lighting upgrades, joinery tweaks, acoustic improvements, flooring replacements in areas, and refreshes to meeting rooms, reception areas, WCs or kitchenettes.

IS THERE A MINIMUM PROJECT SIZE?

No, we’re set up for small scopes, but we’ll always be transparent about what’s viable. If your list is very small, we may recommend bundling items together so you get better value.

CAN YOU WORK IN AN OCCUPIED OFFICE?

Yes. Most minor works are delivered in live environments. We plan the sequence to reduce noise and disruption, protect occupied areas, and can complete works out of hours or on weekends when needed.

DO YOU PROVIDE A FIXED PRICE?

Yes, all minor works are quoted on a fixed price basis for complete transparency. Your itemised quote will provide a full shopping list style breakdown for all works involved.

DO YOU USE SUBCONTRACTORS?

We directly employ our own tradespeople, which gives us better control over quality and scheduling. Where specialist trades are required (eg. air conditioning), we’ll manage them as part of the overall programme.

Single partner approach.

Minor works rarely come as a single neat task.

It’s often a list: a few repairs, a couple of upgrades, a small layout tweak, and a refresh in a high-visibility area.

We’re set up to manage that list intelligently, bundling items where it makes sense, avoiding repeated preliminary costs, and creating a coherent outcome that feels like part of a bigger workplace strategy.

Small works still carry risk, especially in occupied buildings.
